Rare Space – we are excited to be selected to represent “best company to work for in Colorado” client in negotiating their 50,000 square foot real estate transaction. Next week, we begin by interviewing two architects to help them determine if the 20,000 SF contiguous will meet their expansion plans over the next five years. If it is determined the space will work, we will begin negotiating with their current Landlord. If the space won’t work is to expensive, we will begin looking at the available space in the surrounding market.

Improving Office Market Conditions: March 2012
Every day, our office of tenant advisors represents and negotiate on behalf of office tenants in their commercial real estate negotiations in the Denver and Boulder office markets.
We have a good sense of the current market conditions, and here are a few observations.
- Lease rates are getting pushed higher
- Vacancy rates are lower
- Landlords believe the office market is improving. 9 of the last 10 quarters, the office market has had positive absorption of space (more space is getting leased than is being vacated)
- There are multiple tenants negotiating for the same space
- Free rent is diminishing/tougher to get
- Tenant improvement allowances are stable
- Lease restructures are not as favorable for tenants. Landlords are willing to wait another year or two.
- Landlords are becoming more selective on tenant financials
- Tenants need to react faster to secure space
